Q: What are the sizes of the suites? 810 to 1208 sq ft plus deck

Q: How many bedrooms? 1 bed, 1 bed plus den, 2 bed, 2 bed plus den

Q: What is the price range? Phase I -$250,000-$390,000 Phase II $275,000-$440,000

Q: Can I let my family stay instead of me? It is your condo, you can let whomever you like use your home, however you cannot rent for less than 6 months.

Q: What is included with the suite? 6 appliances, window coverings, one underground parking stall with storage.

Q: Is the contract assignable? No, as per our contract and disclosure statement, you must complete the sale.

Q: What are the strata rules? Small pets only, long term rentals only (6 months minimum). There are no age restrictions.

Q: What are the strata fees? Phase 1 $103.32-$154.27 Phase II $107.27-$160.17

Q: What is included in the strata fee? Grounds maintenance, water, amenity building maintenance, as well as limited common property maintenance (private grass areas).

Q: Can I choose to upgrade items in my unit? Yes, you may upgrade your plumbing, lighting, flooring, vanity countertops, appliances, and add a fireplace.

Q: Is there additional parking? You can purchase an additional underground stall with no storage for $15,000 (99 year lease) or an outside stall for $10,000 (99 year lease). There is ample visitor parking in the center area, as well as street parking on Wilson Street.

Q: Is the electrical metering shared? No, each suite is metered individually.

Q: What is the construction of the building? It is concrete on the first level, then double 2x4 walls with a 30" truss system with 1 1/2" of concrete topping between floors.

Q: What is the heating system? We are using an air source heat pump; it pulls the heat from the air in the winter and the cooling from the air in the summer -very efficient.

Q: Is the building soundproof? Yes, between suites, between floors and between suite and hallways, sound proof ratings have been exceeded.

Q: When will the amenity building be done? It should be completed after the footings are put in for Phase IV.

Q: Where is the closest grocery store? Many grocery items can be purchased at Wal-Mart, only 2 blocks from our location, we also have a pharmacy within 1 block and Penticton's major shopping center is only 5 blocks away.

Q: Do you have an airport? The Penticton airport is located 5 minutes away from our doorstep; we currently have flights direct to Vancouver and are working on direct flights to Calgary and Edmonton.

Q: What else is there to do in the Penticton area? We have many excellent golf courses and wineries. We also boast a large number of walking/biking/hiking paths, climbing areas, world class skiing in the winter, world class water skiing in the summer, fishing, camping, and "off road adventures" in the many local mountain areas. We also have many activities for the Naturalists out there; we are home to 4 different climate zones within an hour of Penticton, 329 different species of birds and a number of mammals indigenous to this area.

Q: What can the kids do? We have 2 local skateboard parks, a large water park only 3 blocks from our doorstep at the Skaha Lake Park, another water park at Okanagan Lake Beach, and the Channel - a canal that you can float from Okanagan Lake to Skaha Lake. We also have the Boys and Girls Club, many day camps of biking and water sports, art classes at the local Art Gallery, or music classes at the local music school or downtown.

Q: How far are you away from the beach? We are 1.5 blocks from Skaha Beach and Park. The amenities include swimming, boating, seadooing, basketball, beach volleyball, tennis, children's water park, concessions, and picnic areas.

Q: What type of amenities does The Verana Okanagan offer on site? 2400 sq ft amenity building to come in 2009. Fully equipped with exercise room, change rooms, showers, lounge room with fireplace, meeting room and function room with kitchen, large outdoor pool, hot tub, barbeque area, putting greens, walking paths, and fully landscaped property.

Q: Is this a lake view development? Although some suites may currently have lake view, we cannot guarantee lifetime lake views. We however, have fabulous views of the surrounding mountains and hills.

Q: What is the weather like in Penticton? Short moderate winters; long hot summers.

Q: Can I have a satelite dish? You need to apply to the strata council for written permission once you have take possession of your unit.
